By producing an accurate and attention to detail Inventory will reduce any risks of dispute about damages to the property and any inside and outside contents between the landlord and the tenant. We will create a fully detailed report to the highest quality, this will comprise of a full record of fixtures, fittings and décor to the property and digital photos of each room and any images that need highlighting to suggest the value, interest and or damage, all work is documented and dated at the time of being taken.
The report runs throughout the property, starting at the front entrance, through to each of the rooms and also includes any outdoor areas. We aim to complete our reports fast and efficiently, which means all reports are back to you within 48 hours of the appointment, these can be emailed or printed and posted to you upon request.
A landlord may have no legal requirements to make any deductions to a tenants deposit at the end of a tenancy, should this go to dispute without this inventory report, more so now for any lets that come under the Tenancy Deposit Scheme, which started in April 2007, when part 6 of the Housing Act 2004 finally came into effect.

Our independent check in service gives peace of mind to both the tenant and the landlord.
On the day of signing the tenancy, we will examine the property and invite the tenant to walk through the inventory report which has previously been carried out, making notes of any inconsistencies to the report. We will then take meter readings accompanied by a photograph.
Once both parties have agreed that the report is accurate and reflects the state of the condition of the property, the tenant is then asked to sign the inventory report and any other paper work that is required to be completed and the keys are handed over.
Both the tenant and the landlord will receive the check in document, which is independently produced, it gives an official record of the condition of the property from when the tenancy began and reduces the risks of any disputes at the end of the tenancy.
By routinely conducting an independent mid-term inspection not only lets the whole process run smoothly but gives the landlord peace of mind there will be no nasty shocks at the end of the tenancy. As well as being a security measure, it also allows the tenant to draw to your attention any aspects that need addressing to the property.
Whilst the mid-term inspection is been carried out, our professional staff will check everything is been well maintained and looked after by the tenant and see if any part of the tenancy is been breached, they will also check to see if there is any problems or maintenance work that needs to be acted up on and solved.
The tenant may also request a mid-term inspection, if they require an independent view on a concern they may have in the property.
A great deal of stress can be caused and often where disputes occur when it comes to signing a tenant out of a property.
Our independent check out service can minimise the risk of any disputes to both the landlord and the tenant, this is because we produce an accurate record of the state and condition to the property at the end of the tenancy.
As part of the service we suggest to the Agent and/or Landlord who is responsible if there is any undue damage or cleaning issues etc, this is highlighted as part of the report followed up with photographs. This helps assist the Agent and/or Landlord by levying the correct charges against the party responsible and also takes away any biasness and protects both the Landlord and the Tenants rights and reduces the risk of any disputes.
